It will not be long before our winter residents and guests start migrating back to the warmth, sun and fun of Southwest Florida. For the most part they’ll find things just as they left them and we are excited to welcome them back!

They’ll be glad to know that while away the Charlotte County / Punta Gorda Real Estate Market has continued to stabilize. Our trailing 12 months sales figures reflect a slow but measurable rise in the number of monthly transactions over the past two years. At the same time the number of pre-foreclosure filings has remained mostly unchanged since May of 2009. The overall number of stressed transactions, those involving a Short Sale or Foreclosure, have remained high and have represented over 50% of all monthly sales for the past 12 months. In fact, for the months of August and September it has reached 61%. Although this indicates that troubled properties are being bought and removed from the market (a good thing), it also tends to depress non-stressed values over time.

You’ll see from the chart post to our home paged and updated monthly (mlsDetectives.com), that although our single family home sales numbers are encouraging, the vacant land and condominium sales remain slow and static.
